Charming property nestled in the typical Tuscan countryside with its vineyards ad fields. Villa Melissa is located in one of the most beautiful part of Tuscany: in the south of the region and in the heart of Maremma, only a short drive from the sea.

Villa Melissa (800sqm) comprises a two-storey main house, one annex and a wellness area.

GROUND FLOOR
Main entrance, entryway, guest WC, TV room with sat TV and CD/DVD player, sitting room with fireplace, office with computer and fax, dining room with fireplace, kitchen equipped with fridge/freezer, oven, microwave, hobs, dishwasher, kettle, toaster, espresso coffee machine and American coffee machine, laundry room equipped with washing machine, dryer, ironing facilities.

FIRST FLOOR
2 master rooms with double bed and en-suite bathrooms with bathtub and shower, 2 double bedrooms with en-suite bathroom with bathtub and shower, 1 double bedroom and 1 twin bedroom sharing a bathroom with bathtub and shower.

ANNEX
Kitchenette, sitting room, one double bedroom and one bathroom with shower.

WELLNESS AREA
Kitchenette, guest toilet with WC and sink, changing room with shower and Turkish bath, large dining area.

Outside area: private swimming pool (5m x 10m - depth from 1.50m to 3m), BBQ, garden and private parking.

Included in the cost of the villa, there is cleaning (8 hours per day, 6 days per week starting from 8:30 am; Sunday 8:30 - 12:30), continental breakfast preparation in the morning (groceries to be paid extra), electricity, air conditioning and heating, linen and towels change including pool towels weekly, high speed Wi-Fi connection.

Guests staying in Villa Melissa have free access to a private golf course nearby (12 holes). Guests are required to acquaint themselves with the course; this will take at least one hour. The first tee is 2km from the villa.
Recommended: All players should have a certified maximum handicap of 36 (although this is flexible); players without a handicap may not be allowed to play. Please enquire before you book.

There is also a tennis court to which guests have free access. Tennis lessons can be provided at extra cost. Please enquire.
