Middle River Terrace is in Broward County and is one of the best places to live in Florida. Living in Middle River Terrace offers residents an urban suburban mix feel and most residents rent their homes. In Middle River Terrace there are a lot of bars, restaurants, coffee shops, and parks.



★ CHECK-IN & CHECK-OUT ★

Check-in is any time after 3PM and check-out is any time before 10AM. An early check-in or late check-out time may be available, please inquire first.



★ NOISE REQUIREMENTS ★

Fort Lauderdale`s quiet hours are from 10:00 p.m. to 7:00 a.m. During these hours, we kindly ask guests to keep noise levels to a minimum to avoid disturbing neighbors who may be resting or seeking a peaceful environment. Violation of our noise compliance rule will result in eviction and additional fees.



★ NO SMOKING INSIDE ★

Please refrain from smoking inside our home! Any evidence of a smoking device used will result in a fee for Odor removal, Duct Cleaning, and furniture cleaning.



★ MAXIMUM OCCUPANCY ★

The maximum capacity of our vacation rental property is 3 guests. Please note that this limit includes both adults and children. If the maximum guest capacity is exceeded additional fees may be imposed.



★ NO PARTIES/EVENTS ★

Please be aware that hosting parties, events, or gatherings of any kind is strictly prohibited on our premises. This policy is in place to maintain a serene environment, prevent disruptions to our neighbors, and protect our property. Any violation of this rule will result in immediate eviction, and you may be subject to further penalties or restrictions from Airbnb.



★ PARKING ★

Due to local regulations and the limited parking space available, we kindly request that no more than one car be parked on the property during your stay. Any additional vehicles are subject to towing at owner`s expense.



★ OUTDOOR SURVEILLANCE ★

For guest and property protection, A/V surveillance is present at the front and back of the property (outside pointing to the entrance). No surveillance is located inside the home.



★ BUGS & CRITTERS ★

Please note we routinely spray the property for bugs and insects. However, if you do come across any little critters please keep in mind that Florida is a sub-tropical climate. To help prevent this, keep the doors closed.



★ SCHEDULED MAINTENANCE ★

We may have scheduled maintenance workers e.g. lawn care, pool maintenance, repair work that may need access to home or yard. We will notify you beforehand of scheduled services.



** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can be provided upon request prior to check-in.



Location: The villa is situated at the back of the property.

Entry: To access the villa, guests will need to use the side gate.

Code: A unique code will be provided to guests upon arrival, granting them access through the side gate.



Pool Information:



Heating: The pool is not heated. This means it may be cooler, especially during colder months.

Safety: Due to the presence of stairs and the lack of a gated pool area, the property is considered unsuitable for small children.

House Rule: Booking the villa with small children is strictly prohibited. This is considered a violation of the house rules and may result in cancellation of the reservation.
