Welcome to Family Tides, by AvantStay—where laid-back Folly Beach living meets easy indoor-outdoor entertaining.
Located on the East side of Folly Beach, you’re just moments from the shoreline and a short bike or drive from the island’s beloved Center Street, where beach bars, seafood shacks, and live music set the tone for carefree evenings. Spend your mornings walking the sand, afternoons paddleboarding or fishing off the Folly Beach Pier, and evenings dining with ocean breezes in the air. Historic Downtown Charleston is also within easy reach, making day trips for shopping, dining, and sightseeing effortless.
Inside, the home’s open-concept layout keeps everyone connected. The chef’s kitchen is fully equipped for group meals and features generous counter space, flowing seamlessly into the dining area with seating for six. Whether you’re prepping fresh seafood or hosting a casual brunch before the beach, everything feels social and easy.
When it’s time to unwind, the living area invites you to settle in, while the game room brings the fun with a foosball table, pingpong table, and large TV—perfect for friendly tournaments or movie nights after a sun-soaked day.

The home comfortably sleeps six guests across three queen bedrooms. The primary suite features a queen bed and a private ensuite bathroom with a walk-in shower. Two additional queen bedrooms offer relaxed comfort and share access to two additional full bathrooms—one with a tub/shower combo and another with a walk-in shower—making it easy for everyone to get ready after beach days.
A washer and dryer add convenience for longer stays, so you can pack light and focus on the fun.

- Please note that Family Tides is the front unit of two attached homes and offers a partial ocean view, along with its own private entrance for your stay. The adjoining unit is occupied by long-term tenants who utilize the carport and share access to the outdoor shower. For transparency and security, there is an active camera positioned at the front of the home.
Parking Details:
- Located on E Cooper Ave (not E Ashley), in the gravel area by the road and the driveway in front of the house. Carports are not available for guest use.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
