Such a lovely boutique hotel in a development that will hopefully look amazing once it is finished. The rooms were cozy and nicely decorated in a relaxed beach vibe. Poolside restaurant served great food and coffee. The staff were extremely helpful and professional. I would definitely recommend it.

1. Great location and amazing water /Mediterranean access. Just about the ONLY selling point. 2. Extremely poor /disastrous service - clueless staff, no thought or consideration to guest experience, people running around without any clear idea or direction to guide guests 3. Place is an active construction site with lot of sand, dust, construction material and unpleasant vacation experience (noise, pollution, etc) 4. Room was hot and humid, unclean, major fly problem, toilet was broken (toilet seat was tilted, water from shower would spill everywhere) 5. Restaurants were decent but service is slow / Saigon has better food than olive tree but Saigon staff isn’t well trained. No service on the beach- so you’re either carting your own food and beverage or left to fend for yourself 6. No one guides you or tells you about the QR codes and the apps - so literally no guest experience or walk thru of the property and there are no signs 7. Property is shared with Maysaf but unclear how it’s divided and no attention or clarity on beach activities, sharing of staff and beach infrastructure 5 star rates, 0 star horrible service and experience. Better to go more established older properties that atleast have guest experience figured out
