This hotel is in a fantastic location in Haymarket. ScotRail and the tram are both right across the street. Many great restaurants are nearby. My room at the hotel was nice and clean. I was staying by myself so the room size was perfect for me. My particular room would be tight for two people though because the bed was very close to the wall where the tv was and tight to walk around. I could hear the tram outside, but it didn’t bother me and I didn’t hear it while sleeping. Overall, a nice room for a good price.
Great location.
Room is very basic. Bathroom not that clean and drains are either blocked or just don’t flow very well as shower tray filled to top and sink didn’t drain!
Electrics didn’t work on one side of the room but this was fixed the following day.
Free tea/coffee available at reception but would be nice in your room.
Unbelievably well located just steps from the Haymarket train station and bus stops that take you to and from the airport. It's also walking distance to all the major sights. Rooms are small, but luckily we didn't spend much time there.
Very small room, small bed limited space in the bathroom.

Only one lift was working. Lots of waiting to go up or down considering I was on the seventh floor I did not use the stairs. The day I was leaving at six in the morning, no lift was working . I had to drag my luggage all the way to the ground level, took me about 20 minutes and I was exhausted sweaty and very frustrated. I was not very impressed with the excuse for the lifts not working. The air conditioning was on full-time in my room no heat. I had to have somebody bring me a portable heater to keep my room properly warm.
I really enjoyed my stay here. Rooms are small but very clean and cozy. The hotel staff are nice too! It is gift across the street from the Haymarket Train Station
Staff couldnt do enough for you, free tan amd coffee in reception is a nice touch, was opposite tram stop ideal for Edinburgh centre or airport, nice stroll to eateries in either direction, ideal lication as was quiet yet short walk into hustle and bustle amd the amazing Edinburgh Castle. Would stay again amd recommend. Big thanks to all staff.

Elevator is out of service and remaining one is very slow. Rooms are fine (small but clean) but no storage at all in the room or the bathroom. They leave your bath towels on a shelf by the front door. Location is convenient across the street from the station.
AC doesn't work in most rooms. Shower drain was clogged which seems to be a common occurrence though it was handled quickly. There is only one working elevator and it seems the other has been out of service for months so who knows when it will be fixed. One tiny elevator for seven floors is suboptimal to say the least and we were frequently waiting for it for long periods of time. The room itself was otherwise clean but you'd never know the rest of the hotel had been recently refurbished as the carpets were really gnarly. Many have said it took a lot of asking for someone to come clean their room and weirdly we had the opposite problem, where they ignored our do not disturb every time it was on the door. The housekeeper was really snippy about it when my husband talked to the front desk too. She always remade the bed but picked and chose what else she wanted to do in our room when we had specifically asked her to stay out. Sometimes towels were replaced, sometimes we just got extra, it was weird. Overall it was fine, you get what you pay for, but the location next to the tram was its saving grace
Great experience - I see lots of mixed reviews but that wasn't our experience. Rooms are small but that was clearly called out in the description and all you need for a city break. The only minor quibble is the shower ran out of hot water in the morning but that's not uncommon in hotels and I should have just gotten up earlier.

Nice recep staff. Room cold at times.with no tea/coffee in room would not stay again as that a deal breaker for me
Very good basic accommodation and excellent location, however wifi was poor to non existent and room fitting fell short - no where to put clothes apart from a few hangers and space around the double bed was very tight. Accordingly, in my opinion over priced!
