The biggest issue is that there's no lift - we were on top floor so 70+ stairs to room. Also no air con, and no reception, so there is no staff. For the price, I would have expected those amenities. There were a few light bulbs out in the room and the room is a bit tired, but it was generally clean. Location is good for the tram and buses, but a 20 min walk to the main areas.

We did not get the "luxury suite" that was pictured when I booked it. It was a tiny room in the basement instead of a large suite on the 2nd floor. Poor advertising indeed. Also, since our flight arrived at 9 am, they told us we could leave our luggage safely at their other property. At this property, all bags were stacked in the hallway next to the main entrance... Not very safe at all. Anyone could have taken anything. No lockup, no security.

We stayed in the smaller room, which wasn’t quite what we expected as the photos made it look larger. The table and chair felt oversized for the space, and the window was a bit difficult to open. The kitchen being downstairs from the bedroom was a great idea, though, and very convenient. The room could use a few touch‑ups, but overall the building is nice. The tram and buses are just down the road, making it easy to get into the town centre and to the airport.

This property was in a fantastic area! We really enjoyed the neighborhood and all that it had to offer. It was an easy location to get to other things we wanted to see in Edinburgh. Train and buses were easy to get to but we found it just as easy to walk everywhere. The beach was a short cab ride away and fantastic. Be aware however, this property does not have a lift. We were on the top floor and had to carry our heavy bags up many flights of stairs. The room was comfortable. We all hated the rainfall shower. However, we would stay again as the location and cost were great.
