Lovely, clean hotel with sizable rooms and an awesome shower. The area is pretty devoid of things to do it see, though it's Edingburgh - nothing is really far away.
We were in a basement room and it was quite damp. As a whole the place seemed clean, was conveniently located, and quiet

The room was clean enough and the hotel was in a good location as there was a bus you could take into Edinburgh centre very close by. However the quiet time was not enforced and it was always loud after 10 pm and before 7am!
Very noisy with people having a loud verbal argument heard in room upstairs early morning which was disturding. Lots of drainage noise from shower above us as our room was in the basenent. Nice to have own bathroom which was clean. Not the kind of accommodation I would normally book but cheaper price. Comfortable bed and very small room. If you need somewhere to sleep close to bus stop this would be acceptable. Easy check in and out.
If you book through expedia you do not get to see clear photos of the general condition of this hotel ( i use the word hotel very loosely, better word hostel or bedsit )
The person on site was not helpful nor was there website.
This was not value for money nor was it a pleasure.
To sum up i felt like we we're on the set for rising damp

I felt like I was in a prison cell. A tiny room with a small window and the most uncomfortable bed I've ever slept in. I would have preferred to sleep on the floor if there had been space. Had a busy weekend planned so only needed a base to sleep and didn't expect much but this was very disappointing. The only time I saw anyone at the desk was on check in so couldn't even ask to change room.
Very easy to get to not far from trams and buses ...easy access to city centre

It was okay. Location was great. Very noisey all through the night. In the middle of the night the shower would randomly start draining. Multiple times. There was a smoking area in the back yard and people went there all through the night so we heard them there and on there way in as well. Beds werent that comfortable. Room was clean.

The positives was the beds were comfortable. The property is just run down and in need of refurbishment.
The manager was friendly and helpful. The room was very clean and in good condition. We stayed in a room with a double bed which was very comfortable. The only issues we had really was a basin that may have had a partial blockage as it was a bit slow to empty, and thr curtain was a bit difficult to open and close. Apart from that we really enjoyed our stay. The hotel is a quick walk to Leith St and lots of takeaway places or express type supermarket shops. Some people whine about no breakfast, but the place states that it isnt offered. There was a private ensuite with shower and a huge shower head...brilliant!
It was ok for the 1 night we needed. Would we stay again? No.
It was very dated and dirty (the bathroom especially), the staff member at check in was very friendly.
I am very happy with my experience at this hotel, my bedroom was extremely clean and I had an early check in that works very well. A budget accommodation that I recommend.
Okay so I read the online reviews for this hotel after I booked, and got really freaked out. But the hotel actually is fine. It's not luxury but it's a perfectly nice hotel. My room was huge (I could have fitted another double bed in there, easily) and was spotlessly clean. The carpet looked brand new. The bathroom was clean. The windows had huge wooden shutters which completely blocked out light which for me is a huge plus.
The housekeeping was a tiny bit inconsistent - one morning I left damp towels on a chair and housekeeping just left them there. I did get new towels the next day.
The guy on reception was friendly.
Location is pretty good. There's a bus stop right outside, the tram 5 minutes away, and Central Edinburgh is about half an hour walk. There are lots of cafes and restaurants nearby.
I found the property to be quiet. My room was right next to the front door so there was sometimes a bit of noise of people coming in, but I didn't hear any music or anything like that.
The property was clean and convenient to public transport. There were places to eat within walking distance. The main part of town was a longer walk, but doable.
