A mere 5-minute stroll away is the sprawling Dubai Mall. Not just a shopper`s paradise, it also houses a metro station. From here, Dubai’s efficient and modern metro system can take you anywhere you wish to go, from the old souks of Deira to the beaches of Jumeirah.

Whether it`s business meetings in DIFC, a golf game at Emirates Hills, or a trip to the Miracle Garden, you`ll find that Burj Royale`s strategic location and available transportation options make every destination easily accessible.

In accordance with local regulations, guests are required to submit passport details for all occupants prior to check-in. This information is securely collected via our guest portal website and submitted to Dubai Tourism as required by law.

Welcome to SmartStay. Our mission is to make your stay comfortable, pleasant and memorable. We have worked hard to create an inviting space for you, and we believe clear terms protect that experience for you, for our neighbours and for the guests who follow you. We trust you to treat this home as your own, and we commit to looking after you throughout your stay. This agreement sets out how we both do that.

1. THE PARTIES. This Holiday Home Guest Check-in Document and Rental Agreement (`Agreement`) is made on {{reservation_date}} between {{guest_name}}, passport or ID number {{reservation_guest_passport_no}}, email {{reservation_guest_email}} (`Guest`), and Premium SmartStay Home Rental L.L.C, registered address {{listing_host_registered_address}}, licensed by the Dubai Department of Economy and Tourism, licence number 1164028 (`Host`). Booking reference: {{hostaway_reservation_id}}. Booking channel: {{channel_name}}.
2. THE PREMISES. The Premises are the furnished holiday home at {{address}}, {{listing_apartmentnumber}}, Dubai, holiday home permit number {{listing_holiday_home_permit_no}}, classification Standard. Allocated parking space, where any: {{listing_parkingspot}}.
3. NATURE OF THE STAY. The Premises are a licensed holiday home under Dubai Decree No. 41 of 2013 and its implementing resolutions, and this Agreement is the guest check-in document for the Current Term. It grants the Guest only a personal, temporary right to use furnished holiday accommodation and transfers no tenancy, leasehold or other interest in the Premises; it is not registrable with Ejari. The Host retains operational control of the Premises and its rights of access under Section 9. The Guest shall not: apply for Ejari; transfer DEWA or any utility into the Guest`s name; use the Premises or this Agreement for a residence visa, Emirates ID, trade licence, school registration, banking or any permanent-address purpose; use the Premises as a permanent residence or household; conduct any commercial activity from the Premises; or sublet, assign or share the stay for consideration. If a competent authority nevertheless applies a mandatory tenancy rule, it applies only to the minimum extent required and admits nothing for any other term, renewal, guest or booking.
4. CURRENT TERM, RENEWALS AND CONTINUOUS STAY. The Current Term begins on {{check_in_date}} at 4:00 pm and ends on {{checkout_date}} at 11:00 am. No Current Term exceeds 90 nights. A longer intended stay may be recorded in the booking confirmation but proceeds only through successive check-in documents, each issued and accepted before the previous term expires; each further term issues as a new agreement on the Host`s then-current standard terms. Total continuous occupancy across all terms shall not exceed 365 nights. Continued occupation, payment or silence does not create an automatic renewal. The Guest shall vacate the Premises by the end of the Current Term unless a renewal document has been issued and accepted.
5. RATE AND PRICING. The Guest shall pay the rate of AED {{reservation_total_rate_aed}} for the Current Term, itemised in the booking confirmation and invoice, due in full before check-in unless a payment schedule is stated in the booking confirmation. Where a stay proceeds through successive terms, each further term is payable in full before its check-in document is issued, and the Guest has no right to occupy an unpaid term. Extensions and renewals are priced at the Host`s current rate for the unit and dates, as quoted in writing at the time of confirmation; the rate of the original booking confers no right to extend or renew at that rate. A quoted rate is valid only for the period stated in the written offer.
6. PAYMENT, CARDS AND CASH. Payments are made by card, bank transfer or through the booking platform. Cash is accepted only with the Host`s prior written approval and against an official receipt; where a cash security deposit is approved, its refund is always made by bank transfer within the Section 8 window, and transaction fees are borne by the Guest. Where a reservation is paid with a card issued in a name other than the Guest`s (excluding Airbnb bookings and Booking.com virtual cards), the Host may require the cardholder`s full legal name, a copy of the cardholder`s passport or government identification, a photo of the card showing only the last four digits, and a Credit Card Authorisation Form completed and signed by the cardholder before check-in. Failure to complete verification may delay check-in or lead to cancellation in line with platform and payment processing rules. For direct bookings, and for platform bookings where the platform`s rules permit separate collection, the authorisation given at booking and in the Credit Card Authorisation Form is a mandate covering the booking amount and documented post-stay amounts due under Section 10.
7.
