Thank you for choosing our estate for your stay. These rules are intended to protect the property and ensure a safe and enjoyable experience for all guests.

Occupancy and Visitors

Only registered guests included on the reservation may access or occupy the property unless prior written approval has been granted.

Visitors are not permitted without advance approval. Any gathering, celebration, meeting, event, wedding, reception, retreat, party, production, photoshoot, video shoot, commercial use, or other activity involving individuals beyond the registered guest count must be disclosed and approved prior to arrival.

Additional event, gathering, photography, production, visitor, cleaning, staffing, security, and venue fees may apply depending on the nature and size of the activity. Failure to disclose an event, gathering, or commercial use of the property may result in immediate termination of the reservation without refund, additional charges, and removal from the property.

Property Care

Please treat the home, furnishings, décor, appliances, grounds, and amenities with care and respect.

Do not move furniture between rooms, remove décor from the property, or alter the setup of the home without prior approval.

Any damage, missing items, excessive cleaning, stains, odors, landscaping damage, or repairs resulting from guest actions may result in additional charges.

Guests are responsible for the conduct of all members of their group and any approved visitors.

Smoking & Prohibited Activities

Smoking, vaping, use of illegal substances, or any unlawful activity is strictly prohibited inside the home.

Fireworks, open fires, hazardous materials, and illegal activities are prohibited anywhere on the property.

Photography, Filming and Commercial Use

The property may not be used for commercial photography, videography, content creation, filming, marketing, advertising, influencer campaigns, productions, workshops, classes, or business events without prior written approval.

Additional location, production, staffing, insurance, cleaning, and usage fees may apply.

Pets

Pets are not permitted unless specifically approved in writing prior to arrival.

Approved pets must remain under the owner`s control at all times and may not be left unattended unless properly kenneled. Guests are responsible for cleaning up after their pets and ensuring they do not cause damage, excessive noise, or disturbances.

Additional pet fees, cleaning fees, deposits, and damage charges may apply. Any damage, odors, stains, landscaping impacts, waste removal, flea treatment, or additional cleaning required as a result of a pet will be charged to the guest.

Unauthorized pets may result in additional fees, cancellation of the reservation, and removal from the property.

Children and Supervision

Children must be supervised at all times while inside the home and throughout the property.

Guests acknowledge that the estate includes large indoor and outdoor spaces, parking areas, recreational amenities, and other features that may present hazards if used improperly.

Parents and guardians are solely responsible for the supervision and safety of minors.

Recreational Amenities and Outdoor Areas

Use of the basketball court, grounds, outdoor spaces, parking areas, walkways, driveways, and all amenities is entirely at the guest`s own risk.

Guests assume full responsibility for their safety and the safety of all members of their party while using any portion of the property.

No roughhousing, unsafe behavior, or misuse of recreational amenities is permitted.

Restricted Areas

Any locked closets, storage rooms, maintenance spaces, utility rooms, equipment areas, or locations marked as private are off limits to guests.

Tampering with security equipment, utility systems, internet equipment, locks, alarms, or mechanical systems is prohibited.

Security and Access

Do not share access codes, gate codes, entry instructions, or reservation details with anyone outside your approved group.

Please ensure all doors, windows, and entry points are secured when leaving the property.

Guests are responsible for the security of their personal belongings during their stay.

Parking

Park only in designated areas of the property.

Do not block driveways, gates, neighboring access points, or emergency access routes.

Large vehicles, trailers, buses, RVs, or commercial vehicles require prior approval.

Maintenance and Emergencies

Please report any maintenance concerns, damages, safety hazards, or emergencies immediately through the app.

Do not attempt repairs or modifications to the property or its systems.

Assumption of Risk and Release of Liability

Guests acknowledge that use of the property, grounds, recreational areas, basketball court, parking areas, walkways, driveways, and all amenities is entirely voluntary and at their own risk.

By entering and using the property, guests and their invitees voluntarily assume all risks associated with their stay, including but not limited to slips, falls, accidents, injuries, illness, theft, property damage, death, or other unforeseen incidents.

The property owner, management company, and their representatives shall not be held liable for any injury, loss, damage, claim, accident, illness, theft, death, or other occurrence arising from the use of the property except where prohibited by law.

By accessing the property, guests agree to release, indemnify, and hold harmless the property owner, management company, and their agents from any claims, liabilities, damages, costs, expenses, or legal actions arising from the use of the property or its amenities.

Rule Violations

Violation of these house rules may result in additional charges, immediate termination of the reservation, removal from the property without refund, claims for damages, and prohibition from future bookings.
