At the gateway to the Gers, in the wine region of Bas Armagnac, the property is located in the village of Créon d'Armagnac (Landes), 9 km from the spa resort of Barbotan les Thermes and the Lac de l'Uby with its leisure centre, 9 km from Labastide d'Armagnac, 36 km from Mont de Marsan, 27 km from Eauze and 32 km from Nogaro (Gers).

The 130 m2 house is a former outbuilding of the mansion; a small room of 8 m2 located between the kitchen and the access port to the garden is equipped with an office.

It has an interior courtyard of 120 m2 adjoining the kitchen and a wooded plot of 2500 m2 at the back of the house.
The cottage is located 1.5 km from the village of Créon d'Armagnac and benefits from local services: bakery-grocery store.
