La Perla is a part of a typical stone farmhouse placed in really panoramic position on the hills of the border between Tuscany and Umbria, with view on the bright hills covered with green woods and on the charming Castle of Pierle. Ancient castle of feudal origins, Pierle was built in the 13th century to protect Cortona from the assaults of the nearby Perugia. Around 5 km far there are the villages of Mercatale (Tuscany) and Lisciano Niccone (Umbria), endowed with all kind of shops and services.

GROUND FLOOR: wide living-dining room with fireplace, kitchen, two double bedrooms, bathroom with bath.
FIRST FLOOR: with access through internal staircase, double bedroom (possibility to have a twin), twin bedroom (possibility to join them) with added single bed, bathroom with shower.
All around the house a large equipped garden with gazebo and outdoor furniture, barbecue, wood burning oven. Taking a descending smooth path you reach the pool available for the exclusive use of the guests. The typical Tuscan furniture guarantees a high level of comfort.
On request the owner can buy some basic food for arrival day, prepare breakfast, lunch or dinner during the week. Possibility to rent bikes and motorbikes and organize guided excursions in the surrounding hills.
The road leading to the house (around 2,5 km long), part paved and part unpaved, presents some rather steep stretches, that can be travelled over with all types of cars but is not advisable for sportive cars.

NOT INCLUDED IN THE PRICE:
Breakage deposit Euro 300 (payable in cash on your arrival and held by the owner for the duration of your stay).
Pets are welcome on payment of Euro 5 each per day.
Heating Euro 7 per m3 (if used).
Tourist tax

Note: It is not possible to charge electric cars at the house, but at the charging stations located a few kilometers away.

Methods of payment by bank transfer:
at the time of booking confirmation we will require the payment of a 30% deposit of the total amount of the booking.
The payment of the balance is required within 45 days before the beginning of the stay.

Cancellation policy:
-30% of the rental price for cancellations received up to 45 days before the rental.
-100% of the rental price for cancellations received between the 44th day and the day of arrival, and in case of No Show.
