Welcome to The Happy Enchilada - a dream come true. Under new ownership, this home has undergone recent renovations, received updated furniture, and added a private pool. Enjoy incredible panoramic views of not just the ocean and dunes, where you can watch sunrises, but also 70 acres of wild saltgrass pasture. Bayside, watch the Port A sunsets and the ship channel happenings. This comfortable five-bedroom, four-and-a-half-bath property lies right off the Texas Gulf Coast in the quiet neighborhood of Royal Sands. The main living/kitchen area is on the third floor to take advantage of the spectacular views.

Step into the front door to a downstairs living/kitchen space with a separate bedroom. This area has a flat-screen TV, sleeper sofa, accent chair, breakfast table with seating for 3, a sink with a granite countertop, stove/range, dishwasher, refrigerator, microwave, blender, and a drip coffee maker. The bedroom (BR1) features a King-size bed, nightstands, a barrel chair, a chest for your beach attire, a TV, and an ensuite bathroom with a granite countertop and a tile corner shower with a glass door. The walk-in closet includes a stackable washer/dryer and still has plenty of space for hanging clothes. This downstairs area can be used for those who need more privacy or wish to go to bed early.______
The elevator is available during your stay to provide access to all three floors. There is both front- and back-level outdoor seating on the ground to take in the ocean breeze and views of salt grass and dunes. Rinse off in privacy with an outdoor shower around the backside of the house.

Proceed up to the second floor to a Master Bedroom (BR2) with a King-size bed, nightstands, chest, barrel chair, TV, and closet. The ensuite bathroom features a pedestal sink and a large ADA-accessible roll-in shower. The third bedroom (BR3) offers a King-size bed, nightstands, a chest, a chair, a TV, and a closet. The fourth bedroom (BR4) is also located on this level, with a Queen bed, a twin-over-twin bunk bed, a wall-mounted TV, luggage racks, and plenty of hooks. The hall bathroom serves both BR3 and BR4, with a tub/shower and a granite-topped vanity. Also on this floor is a laundry closet with a full-size washer and dryer for use during your stay.
There is outdoor seating on both the front and back balconies to listen to the ocean waves and watch the distant ships pass in the channel.

Venture on up to the third level, where the heart of the home resides. The fully stocked kitchen features granite countertops, a pantry, brushed-nickel fixtures, stainless steel appliances, a drip coffee maker, a Keurig coffee maker, dishes, pots, pans, and utensils. The large dining table seats ten, and additional seating for four is available at the breakfast bar. The living area is designed for lounging, with a large sofa, an ottoman, three accent chairs, a wall-mounted TV, and an electric fireplace.

The third Master bedroom (BR5) features a King-size bed, nightstands, a TV, and a dresser. The ADA-accessible ensuite bathroom features a roll-in shower, granite-topped vanity, and large walk-in closet. There is also a half bath off the living area to serve this floor for added convenience. Have your morning coffee or cold beverage out on the front or back balcony to take in the awe-inspiring views of the Gulf, Bay, sunrises, sunsets, acres of salt grass, and dunes.

The backyard pool was completed in March 2026 to cool off after a day at the beach or shopping, with full sun in the morning and shady spots in the afternoon. In addition, there are two community pools, shared between 20 or so houses, and one is just around the corner. Stroll across the golf-cart-accessible boardwalk for easy beach access, which is strictly for Royal Sands guests. The boardwalk is an adventure in itself, with some of the most beautiful dune views, and a short 3-minute walk to the beach.

The Happy Enchilada is an impeccable place to bring family and friends to experience all Port A has to offer. Approximately 1.7 miles to Palmilla golf course, 2.7 miles to Mustang Beach/Port Aransas Airport, and 3.3 miles to shops, restaurants, and nightlife, and 5.2 miles to the marina and fishing charters.
