Waterfront villa with a private dock on Lago di Monate

Uniquely located, this property is situated directly on Lago di Monate (Comabbio), 8 km from Lake Maggiore, surrounded by a large garden and offering magnificent views of the lake and the surrounding hills and mountains. The villa is in an exclusive location directly on the waterfront, featuring a large private jetty/dock accessible via a stone staircase.
It has three levels and consists of a spacious living room with a fireplace, a large kitchen, five double bedrooms with ten beds, and four bathrooms.
Children must never be left unattended by the lakeside. 100% parental supervision is required!
Access to the lake and dock area is completely fenced off, and the gate can be locked. When locked, children cannot reach the lakeside. Furthermore, all stairwells in the house have stair safety gates, and the patio area around the house is secure.

Bed linens for all beds and towels are provided and included in the rate.

Bedrooms 1, 2, and 3 are located on the upper floor. Bedrooms 4 and 5 are downstairs in the apartment. This layout is ideal for two families, each with their “own” space. Please note that guests staying in bedroom 5 will need to pass through bedroom 4 to reach the bathroom and/or the exit.

The entire villa, garden, and dock/jetty are for the exclusive use of the guests only, with the exception of the garage and a storage room/wine cellar.
!!! Although the dock is private property, the lake itself and the lakeshore are obviously NOT!!! This might mean that people “land” at the dock if it is not in use or when the house appears to be unoccupied. You obviously have the right to ask them to leave the dock and the surrounding area. This has happened only a few times in the past 3 years. Normally, privacy and property rights are fully respected.

The house has been cleaned with great care and with a focus on hygiene. Bed linens and towels have been cleaned by a professional dry-cleaning service.

There is no active camera system in the house or the garden. The visible motion sensors are from an old, deactivated alarm system!

The garden is steeper than it might appear in the photos. Very young children (ages 2–5) must not be left unattended in the garden. There are several stone staircases throughout the garden leading down to the lake. The staircases may become slippery. Do not run!
NOTE: Given the indoor stairs (with gates) and the sloped garden, children between 1.5 and 4–5 years of age require 100% parental supervision; for seniors with limited mobility, this property may be less suitable as stairs are unavoidable.
