during your stay.

advance as the townhouse may be occupied at that time.

ADDITIONAL RULES
We want you to have an awesome vacation, and
really have few simple/common sense rules! We appreciate it if you can follow
these house rules, all are common and either dictated by the HOA or are
designed to assure everyone that stays with us has a great experience!
# Guests must be 21 or older to book.
# PARTIES/GUESTS: NO parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts, etc. (without
prior approval); but don’t get prior approval confuse, No Parties at premises at all. No guests outside of those
on your reservation should be on the property staying overnight. This will result in the immediate loss of use of the property as it is an insurance/liability issue.
# PETS: Absolutely NO PETS allowed (unless prior approval has been granted)
Bringing pets will result in an additional $250 charge AND/OR you will be asked to leave immediately with no refunds for unused stay. (On a case by case basis) If you are granted access to bring pet, pet must be house broken and all poops must be picked up. If guest have a service animal, guest must be provide host with proof of certification of registration of service animal prior to stay.
NO Fireworks are allowed in the community.
SMOKING: Absolutely NO Smoking on any part of property (indoors). This includes NO smoking of marijuana, vaping or drug use. Violating our NO Smoking policy will result in a $250 charge and you will be asked to leave immediately with no refunds for unused stay.
***Pets, parties, extra guests, or smoking will result in additional charges and loss of use of premises without a refund.
# Cleanliness: Please clean up your mess, this is our personal property that we also rent out to others. Cleaners will be
cleaning the property after you leave, but dishes should be in the dishwasher running, trash taken out, etc.
# REFUNDS: We do not offer refunds for weather or natural disasters. You may choose to purchase travel insurance for your trip.
*Early check-ins are not offered or guaranteed. An accepted request to book does not mean your early check-in time
was approved. You will need to send us a message asking us if you can check-in early.
*Late check out: We do not offer late check out. The cleaning service often has a short time between guests to get the
property ready for the next guests.

DOOR LOCK
Please supply these directions to all guest that may need to utilize the lock. You will need to enter your unique code
issued in your welcome message followed by hitting the (#) key located on the bottom right of the keypad to unlock the door. You can lock the door by simply pressing and holding down the (#) key at the bottom right-hand corner of the
keypad for 3 seconds and the door will lock.
We please ask that you remove shoes before walking on all carpeted areas (primarily bedrooms and upstairs). We like to
keep our house as clean as we can for our guests and this will help us do that!
SUPPLIES
We supply a starter pack of everything you`ll need (roll of paper towels, two spare rolls of toilet paper per bathroom, a
handful dishwasher pods, and hand soap) and spare trash bags in bottom of trash cans. We provide a sanitation station with Lysol, Clorox wipes, Kleenex, and first aid kit; in an emergency call 911. We also supply body wash, and a hair dryer.
PARKING:
Two spots are available outside the unit (look at diagram provide to see where you should be parked). If there are more than two cars, they can be parked in overflow parking: if available, which also shown on diagram. At no time can anyone
park on the perimeter of the fence; towing enforced.
GARBAGE
There are several trash cans to back side of parking lot behind fence. Your trash can for your unit has your unit number on it, please put your trash in it.
INTERNET
The internet instructions (name and password) are included above. At no time are you allowed to upgrade any Roku Spectrum apps on tv with Spectrum and if notified that subscription has been changed (Which is not allowed) you will be required to pay the subscription upgrade to host immediately or forfeit the rest of your stay, which is not refundable.
TV
All TV`s are either ROKU TV`s or have a ROKU enabled that have both Spectrum premium cable (included in all TVs through the cable boxes in the living room, (logins to streaming services aside from Spectrum cable are not provided, must use your own).
BATHROOMS
We have provided a couple individualize disposable makeup towel packets in each bathroom for makeup removal. Please use these designated packets to remove makeup and NOT the regular bath or hand towels to avoid any permanent stains. Immediately, let hosts know of any plumbing problems, such as clogged toilets.
WASHER/DRYER
Washer/dryer and other amenities are provided for guest use, in the event that amenity is down due to excessive use is not a reason for any reimbursement or booking cancelation.
LINEN
Linen is provided, please make sure to not use any type of oils or any substance on bed sheets that will leave sheets stained and damaged, to prevent guest having to pay replacement cost. Please, use makeup wipes provided to prevent pillowcases and towels from being ruined by makeup, and prevent guest having to pay replacement cost.
THERMOSTAT AND AC CONTROL
-The thermostat is located near the kitchen and upstairs hallway.
-You can adjust the temperature to suit you BUT IN SUMMER, PLEASE DO NOT SET THERMOSTAT/AC BELOW 72 F. THIS CAN DAMAGE THE HVAC unit and cause it to freeze. Make sure to close all windows when HVAC system is in use.
LIGHTS/POWER OUTLETS
Please conserve power whenever possible by turning off any unused lights and appliances. When checking out make sure all TV’s and lights are turned off.
OUTDOOR SPACE
There is an outdoor table and chairs with umbrella and a charcoal grill (you`ll just need to grab your own charcoal/lighter fluid (there is a grocery store less than 5 minutes away). This area is usable up until 10pm, as it sits adjacent to other unit`s doors and we want to respect our neighbor`s peace and quiet.
TRASH
Trash cannot be placed outside. If the trash can in the kitchen is full and you have excess trash that take out to trash bins behind fence.
KITCHEN
Kitchen is well stocked with everything you should need for a stay including silverware, plates, coffee cups, KEURIG,
bottle openers, glasses, wine glasses, cookware and utensils, etc.
