It was within easy walking to historic, charming downtown Manitou Springs though not within that neighborhood, itself. The room and building were outdated but the staff was friendly. Breakfast is bare bones (think hostess cupcakes and bagels in plastic wrap).

BEWARE! If you book this motel on Expedia they hide a significant parking charge in "Amenities." Two days before you check in, AFTER the cancellation period, they send you an email notifying you of the charge. At the front desk they say they have to cover the Expedia commission using the extra parking fee. Note- "Motel" is short for Motor Hotel, meaning EVERYONE drives to it, unlike a downtown high-rise hotel. They make no apology for hiding the charge because "That's how Expedia makes us do it."

Surprise Fees

I booked five different hotels for our family trip—mostly well-known brands—through Hotels.com. This was the only property that told me I had to pay for parking because I booked via Hotels.com. The $20 fee isn’t outrageous, but the surprise charge left a bad taste, especially since the email disclosure arrived only after the cancellation window had closed. Transparent, upfront pricing matters, and this felt misleading compared to the other four hotels that didn’t tack on an extra parking fee. Btw, the property had no shortage of parking. That said, the staff were helpful and genuinely friendly, and the property itself was nice. With clearer communication about fees before booking, this could have been a much better experience.

Great value for being in Historic Manitou Springs! Has a shuttle stop right outside so also convenient with getting into downtown and Pikes Peak. Bed was comfy and had all amenities needed (would have loved a refrigerator or microwave, but not needed).

The rooms are very basic but they are clean and the beds are comfortable and the shower was hot. Breakfast was simple. Just packaged danish items and bagels. The location was awesome. 10 min drive to pikes peak railroad in one direction and less than a 10 minute drive to garden of the gods in the other direction. We loved all of the little shops in manitou springs that were all walking distance. The hotels location was awesome!

The cabin was nice and roomy. We appreciated how close it was to downtown, within walking distance even for me who is 7 months pregnant. Also the shuttle right across the street that takes you to Pikes Peak Railway and the Manitou incline was really convenient. We wish the breakfast was a little more that grab and go snacks. The towels in the room had visible stains from prior users which we didn't love. I'm sure they had been washed but the black smudges and stains didn't come out. The tub also trained VERY slowly. After a 5 minute shower it took more than 30 minutes to drain and the water was above your ankles when you get out. We also couldn't get the TV's guide channels to work. We luckily brought our Roku and was able to watch TV from that but wanted to just quick turn on the TV for noise in the morning while we were getting up and around and it was frustrating that didn't work.
