Newly built (2024) marsh-view villa on James Island with a heated saltwater pool, hot tub and private putting green, just 10 minutes to Folly Beach and downtown Charleston. 5 bedrooms plus bunk beds, 4 baths and room for 12, with an elevator, two screened decks overlooking the marsh, and a chef's kitchen with a 10-foot table that seats everyone.

THE LAYOUT

- Ground level: 2-car garage entry, elevator, beach gear storage, heated saltwater pool and hot tub, putting green, outdoor TV and gas grill, and a large fenced yard with cornhole and beer pong

- Main floor: open kitchen, living and dining, walk-in pantry, a bedroom and full bath, and a screened deck off the living room overlooking the marsh

- Second floor: primary suite with private bath and its own screened top deck, two more bedrooms, a guest bath and laundry

- Third floor: bedroom, bunk beds and a full bath

THE POOL

Heated saltwater pool, 3' to 6' deep, with sitting ledges, a hot tub, outdoor TV and gas grill (gas and utensils included). Pool heating is optional at $75/day.

THE KITCHEN

48" 6-burner gas range with double ovens, 60" side-by-side refrigerator, and a walk-in pantry with ice maker, espresso machine and drip coffee maker. The 10-foot dining table seats 12, and the kitchen is fully stocked down to the champagne flutes.

COMFORT

- Every bedroom has its own TV; streaming apps (Netflix, Hulu, Disney+, Prime Video, YouTube TV) ready to go

- 70" smart TV and top-grain leather recliners in the living room

- Lighted vanity mirrors and full-length mirrors in all 4 bathrooms

THE VIEWS

Water views from every room. Watch the wildlife on the marsh and the community pond from the decks, and bring a rod: the pond right off the backyard has fish, and the marsh pools are wadeable at low tide.

LOCATION

10 minutes to Folly Beach and 10 minutes to downtown Charleston, with all of James Island in between.

GOOD TO KNOW

Pool safety: no lifeguard on site. No diving or jumping (the pool has underwater bench seats), no running, and children must be supervised. Please enter at the steps. No glass in the pool or hot tub area; broken-glass cleanup is billed by the pool company.

Pool heating is optional at $75/day. Please request it at least 48 hours before arrival, since the pool takes about 24 hours to warm up.

Dogs: up to 2 dogs at $75/dog/night. Please pick up after your dog before departure, or add our dog-waste pickup service ($135) so you don't have to.

Elevator and accessibility: a residential elevator (not ADA-sized) serves the ground, main and primary-suite levels; the top floor is stairs only. Cab inside: 41" wide x 36" deep x 82" tall, 950 lb capacity. Gate openings: 31.5" (ground), 28.5" (main), 27.5" (primary level). Front door: 35". Many power wheelchairs and scooters will not fit, so please message us with your mobility device's dimensions before booking.
