Well located near Kingston shops and a short walk to the lake foreshore or Manuka Oval. Limited parking around the hotel, much of it metered. (Parking on premises was extra.) The hot water service was undergoing maintenance so I had to have a cold shower and shave when I arrived. There is only one small lift, which you can sometimes wait several minutes for. No stairs were evident. However, the property is quite new and in excellent condition. The room was nice, with a small table and chair, plus a lounge chair with a side-table. The area was quiet and I had a lovely view of a car park behind some shops. There are several cafes and eateries literally across the road, which was handy, and a supermarket 200m further down the street. I'd happily stay there again.
