>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.
>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.
>>For reservations made within 3 days of arrival, we require guests to provide a selfie while holding the credit card used for the booking as an added security measure. This helps us verify the validity of the reservation and protect against fraudulent transactions.
>>A security deposit (bond) is required and will be authorised separately.
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.
>>No schoolies or toolies permitted.

>>Parking is limited: maximum of 4 cars.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hoursโ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise.

>>Smoking: $1,000 โSmoke Damageโ cleaning fee.
>>Security call-outs:
>>>>>>1st call-out: $250
>>>>>>2nd call-out: $500 + immediate eviction.
>>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine.
