A Home to Relax and Unwind
Set over two floors, this is a calm, characterful home where period touches meet easy comfort. Sink into the plump chesterfield sofas around the feature fireplace with a smart TV for cosy evenings in, or wake to leafy garden views through the French doors in the master. Antique tapestry headboards, soft lamplight and crisp white bedding give each bedroom a restful, considered feel.

The Layout
• Living and dining area: Open-plan downstairs space with deep tufted sofas, a feature electric fire, smart TV and a dining table that seats four.

• Kitchen: Bright fitted kitchen with a gas hob, oven, microwave, fridge freezer and dishwasher, with a window over the sink looking onto greenery.

• Bedroom 1 (master): King bed at the rear with an antique tapestry headboard, fitted wardrobes and French doors opening to a small balcony over the garden.

• Bedroom 2: Double bed at the front with rooftop views and soft lamplight.

• Bathrooms: Master en-suite has a full bath with a hand-held shower attachment (bath only, no shower screen). The second en-suite has a shower over the tub, sink and WC. There is also a handy downstairs WC.

You are staying in one of Bath`s most coveted Georgian quarters, with the famous Circus moments from your front door and the sweeping Royal Crescent a short walk across the green. Pretty cafe-lined streets, independent restaurants and the city`s landmarks are all easily reached on foot.

Good to Know Before You Book
The bedrooms and both bathrooms are upstairs, so guests need to be comfortable climbing stairs, and there is no lift. The house is carpeted throughout, so we ask that outdoor shoes are removed inside. The master en-suite is a bath only with a hand-held shower attachment, not intended as a stand-up shower, and there is no shower screen. Please note there is no clothes washing machine, and to help keep our prices steady we no longer iron the bedding. Your one free parking space is the middle spot directly ahead as you come through the archway; please use only your allocated space, as the others belong to neighbouring homes. Entry is contactless via a key safe by the front door, with the code provided once booked.

Extra charges
Early check-in and late check-out are each available at £20 per hour, subject to availability and requested after booking.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

• No smoking, vaping or e-cigarettes anywhere inside the property; if you wish to smoke, please do so outside, away from the property, and dispose of cigarette ends sensibly
• No lighting of candles inside, due to fire risk
• No charging of e-bikes inside; any personal electrical items must be in good working order, and phones should only be charged overnight downstairs, away from sleeping areas
• Please remove outdoor shoes while inside, as the house is carpeted throughout

Maximum 4 guests; the listed capacity is the absolute limit and includes any visitors.

Please treat the space with care and leave it as you would hope to find it, removing all rubbish before departure and taking any unused food with you. Please also be mindful of our neighbours and the quiet residential surroundings, observing quiet hours and arriving and departing considerately. Do note that access to the bedrooms and bathrooms is upstairs, so guests need to be able to climb stairs.
