The estate spans 20 hectares, half of which are covered by unspoilt woodland. At the heart of the woods, a clearing is home to the farmhouse, where traditional architecture meets contemporary design. Local stone and materials characteristic of the region blend harmoniously with modern lines, creating an environment full of character.

The ten bedrooms, each with a private bathroom, offer direct access to a furnished outdoor garden, ideal for enjoying moments of peace and relaxation.

The spacious outdoor areas and bright indoor lounge are perfect for spending pleasant moments together, sharing lunches and dinners, and welcoming groups of friends or families.

Adjacent to the dining room is a professional kitchen equipped to cater for up to 20 people. To ensure a high standard of service and the proper use of the facilities, the kitchen is reserved for the cook provided by the property. Upon request, meals can be prepared according to guests’ needs for an additional fee on top of the rental rate.

A refreshment area is also available for guests, equipped with a water dispenser, kettle, espresso coffee machine, toaster, microwave, small electric oven, induction hob for light cooking, refrigerator, sink, crockery and kitchen utensils.

Breakfast, lunch and dinner preparation can be arranged with at least three days’ notice.

- Swimming Pool and Wellness Centre

The large outdoor infinity pool features salt water and is equipped with parasols and sun loungers, allowing guests to enjoy the sunshine and the tranquillity of the surrounding landscape.

The wellness centre offers a dedicated space for relaxation and well-being, featuring a heated recreational pool with hydromassage jets and waterfalls for neck massage, as well as a Turkish bath with chromotherapy and background music. The relaxation area, overlooking the swimming pool and woodland, invites guests to take a rejuvenating break surrounded by nature.

For guests’ safety, access to the wellness centre is supervised by authorised staff. Opening hours are as follows: 11:00 am–12:30 pm and 5:00 pm–6:30 pm.

During the summer season, the owners stay in an annexe adjoining the villa, which is completely independent of the areas reserved for guests.

Their discreet and attentive presence allows them to oversee the management of the property and provide prompt assistance with the services offered, while fully respecting guests’ privacy and tranquillity.

Hiking enthusiasts can enjoy scenic routes such as the Way of St Francis (_Cammino di San Francesco_) and the _Cammino dei Borghi Silenti_, a trail winding through peaceful villages and unspoilt countryside. Natural attractions well worth visiting include the Forello Gorges, Lake Corbara, Lake Piediluco, the Marmore Falls, the Mole di Narni rock formations, the Valnerina valley, the Sibillini Mountains and Mount Subasio.

There are also countless opportunities to discover the region’s rich historical and cultural heritage. Todi, Perugia, Assisi, Spello, Spoleto, Orvieto, Montefalco and Bevagna are just some of the cities and villages worth exploring. Nearby Civita di Bagnoregio is another must-see destination, along with charming small villages such as Civitella del Lago, Toscolano, Morruzze and Acqualoreto, where local traditions and authentic character remain deeply rooted.
