The Space:
Kennedy Point Hilltop House by Stay Waiheke is made for gathering, open, sun-filled, and wrapped in views. The kitchen, dining, and living spaces flow seamlessly to wide decks and multiple outdoor entertaining zones, keeping everyone connected whether cooking, reading, or sharing a slow breakfast in the morning light.
The centre-island kitchen is the social heart of the home, thoughtfully equipped with generous prep space and modern appliances. Wide glass sliders draw you outdoors to lounge seating, alfresco dining, a wood-fired pizza oven, and fireplaces inside and out, a home designed to feel welcoming in any season.
Each of the four bedrooms has its own ensuite, offering both comfort and privacy for families or groups. Two master suites feature king beds, while the third bedroom offers a queen. The fourth bedroom includes two singles, ideal for children or friends.
Whether you’re relaxing on the deck with the sound of the sea below, or settling in by the fire as the sun disappears over the bay, the house carries an easy calm, generous and light-soaked from morning through evening.

Guest Access:
You’ll have full, private use of the house, decks, and outdoor entertaining areas during your stay.
Check-in is from 2:00 pm, and check-out is by 10:30 am.
Early check-in or late check-out may be available for an additional fee; availability depends on same-day bookings.
There is ample parking on the property.
The Neighborhood:
Located within the Kennedy Point Vineyard estate, the house sits moments from the island’s southern coastline and close to everything that makes Waiheke special.
Start your morning at Franco’s Bakery & Deli in nearby Ostend for fresh pastries, or grab a flat white from Island Coffee Roastery. For lunch, walk down the hill to the Kennedy Point Vineyard cellar door for organic wines and platters overlooking the bay, or drive a few minutes to Casita Miro for Mediterranean-style shared plates under olive trees.
Dinner options range from the elegant Three Seven Two on Onetangi Beach to The Courtyard in Oneroa, where handmade pasta and wine are served under fairy lights. If you prefer something casual, The Heke Distillery & Brewery offers craft beer, whiskey, and relaxed outdoor dining.
Return home to the stillness of the hilltop, lights glimmering on the water, the last warmth of the fire, and that sense of being exactly where you should be.
Getting Around:
The bus stop on Kennedy Point Road is an easy walk from the property, connecting you with the Matiatia ferry, Oneroa Village, and Onetangi Beach. It’s a simple, scenic way to explore, hop on with other holiday-makers and spend the day between beaches and vineyards without needing to drive.
E-bike and scooter hire are available in Oneroa for a slower, coastal ride. Taxis and private drivers can be arranged but may be limited on weekends or evenings.
Other Things to Note:
Like many Waiheke homes, the property runs on rainwater, so we ask guests to use it thoughtfully during their stay.
Minimum stay requirements apply, seven nights from mid-December to mid-January, three nights on holiday weekends, and two nights at all other times.
