    The New Dawn Foundation is a not-for-profit holistic health retreat center located in an historic estate house that offers it's facility for small group or company retreats. Our stunning waterfront views and romantic setting are perfect for for people seeking non-commercial relaxation and tranquility just 18 miles from NYC. Please note that we are NOT a boutique hotel, nor do we offer the services of a 5 star vacation rental property. Please read all the descriptions to make sure that this is the right property for you. We only rent to groups who meet the criteria of our non-profit mission. This old-world house was built in 1900 at a time when wealthy New Yorkers came to Davenport Neck for summer vacations. The property was a girls boarding school before it was acquired by the Kinghart family where it became a retreat center. For many years It was owned by the Mt. Sinai School of Nursing for retreats and it became a non-profit health focused retreat Center in 2000. WEDDINGS: Couples want to get married at the New Dawn but please note the following: we are not zoned for tents, we have parking for only 30 cars, and you would be at the mercy of the weather without a tent. Highlights of the grounds include a stone sea wall, old stone tea house, portico, wrap-around terraces and gardens. Beautiful sunrise and sunset views over the water. Highlights of the interior include original Tiffany stained glass windows, wooden & leather paneled dining room, ceramic fireplaces and built-in window seats, not to mention stunning views of Long Island Sound from most of the rooms. The bedrooms can accommodate a total of 20 people for overnight sleeping in 13 beds. Maximum occupancy for daytime events outdoors is 60, indoors standing up downstairs 60. Pricing depends on number of people and intended usage. NOTE: WE DO NOT RENT TO ANYONE UNDER THE AGE OF 25, or for after-prom parties or college graduation parties, or to any other group whose purpose or intent goes against our mission statement of humanitarian causes. Your reservation at our property entitles you for membership in our organization for the duration of your stay. Room Descriptions: GROUND FLOOR: sun room, living room, dining room (seats 12), parlor (seats 6 at table) kitchen (2 sinks, 2 refrigerators, stove, microwave, toaster oven, coffee pot, no dishwasher), grand staircase with Tiffany Angel Window, 1 full bath off kitchen, 1/2 bath off living room. Second Floor Bedrooms: Sound View Rooms I & II: 1 Queen in main room, 1 DBL in alcove, full private bath with shower. (sleeps 4) Note that the alcove room is not fully insulated and can be drafty in the winter. Acorn Room: 1 bunk bed, 2 twin beds, shared full bath with the Garden View Room. (sleeps 4) Garden View Room: Queen size sofa bed and shared bath with Acorn room. (sleeps 2) Oak Tree I & II: King bed in main room, alcove with twin bed. Private Full bath. (sleeps 3). Note that the alcove room is fully insulated and can be drafty in the winter. THIRD FLOOR: Two rooms share a bathroom in the hall. Sunrise Room: 1 full, 2 twins. (sleeps 4) Sunset Room: 1 Full, 1 twin. (sleeps 3)

    Gracious home. Accommodated 17 of us comfortably. Beautiful grounds.

    Rustic Retreat

    This property has a lot of character. It is old, though, and not updated. Beautiful view of the Sound. Lawn well manicured. Original listing said it was air-conditioned. Turns out there were a few window units in some of the bedrooms. Owner then changed listing in the middle of our stay after we complained. Owner did let us go to Lowe's and purchase a portable unit for the downstairs. Most of the windows were sealed shut so you couldn't get a breeze going. Lots of fans running which kicked the circuit breakers. Scary basement to flip them back on. The lawn furniture shown in the listing is totally trashed as is the BBQ pit. Access to the Tea House is not allowed, even though the listing shows pictures of it. The one time elegance of the home is evident and we did enjoy our stay once we cooled off.

    A Charming Mansion on the Sound

    12 of us slept comfortably at the New Dawn Foundation for three nights, we enjoyed the location and how close it was to both the city despite feeling like we were hours away. The ability to see the stars at night, enjoy the fresh air, and wake up to the sunrise, all made it worth it. Prior reviewers made us nervous before our stay, mentioning that the stove wasn't in working condition, that the house was cold, and that they spotted a mouse. I'm happy to report that the stove works perfectly fine, with all four burners being used each and every night we were there. The house is as cold as any house is in the winter, we were lucky that it was quite mild of New Years, but for anyone who lives in the north east, it's nothing that should be unexpected, simply wear socks and a long sleeve shirt indoors. Last but not least, we didn't see any mice or bugs in the property, and while the house is over 100 years old, it was as clean as a property of that age can be. Overall, we had a very positive experience, and I would recommend both the house and the proprietor, Nancy, who was very quick to reply to all of our questions and helpful throughout the stay. Thank you!

    Grand Locale for a Weekend Retreat

    The New Dawn Foundation is situated on about two-plus acres of beautiful waterfront property. With its distinctive architecture, rustic charm and terrific location, it made for a fantastic home-base for a weekend retreat.
