    Adults-only Sacramento vacation home in Southeastern Sacramento, walk to University of California Davis Medical Center
    Beautiful private two home package deal, located next door to each other with the yards connected. For the victorian home 4 bedrooms, 3.5 bath "7 beds total" (including a large couch) Home sleeps 12 if couch used/next door we have a 3 bedroom, 2 bath featuring "6 beds total". Total for both homes could sleep 21 guests. Just minutes to freeway, walk to grocery store, shopping &restaurants. Large yard, outdoor BBQ/ Fire pit, Perfect for events or families. Great Location near UC Davis, Shriners! SMOKING: We have a strict no smoking policy inside our home and if not followed we charge a $250.00 fee. If you're a smoker that's ok, just please use ash tray and smoke in designated smoking areas. Thank you! PARTIES/EVENTS: Please let host know when inquiring or at booking time if planning to host an event/send information to host- the amount of guests arriving/the occasion. We require a $500.00 party deposit that will be refunded if nothings damaged/may keep some of the deposit if excessive cleaning is needed. We also require $500.00 for renting venue, and for guests to have event insurance the day of the event. To properly quote the amount of cost for your personalized event we ask guests to provide Full name, Email, Phone number, Amount of guests, Date/Time of event, Alcohol or no alcohol. This will all be separate from your reservation/lodging costs and we sent through the payment request center/ paid directly to our insurance company. You are more than welcome to find your own event insurance company if you'd like. Please inquire host for more information if interested. MORE INFO ON EVENTS: All events must be approved by host/ if your local to our area you must let us know the reason for booking home. We will work very hard to make your day special. Quiet time after 11:00 pm. Loud gatherings will be asked to shut down at 11pm. We have two other units next door for large groups and can open gate for all access to properties. INTERNET AND TVS: The internet is high speed and should be quick and easy. The tvs are all smart Roku TVs. You can easily access netflix and other apps. The cable is accessible with all movie channels. Please request access code to order pay per view. Once we send you a request to pay for a rented movie we will send the access code. If a access code is not requested and you order a movie you will be charged once billed. The TVs are fragile. Please keep from bumping or using sharp objects around the tv. Feel free to use the DVR feature if you like. WIFI access is above. Also while using our WiFi please no downloading pirated content of any kind. Our WiFi service will fine us and we will have to charge for that penalty. FRONT DOOR and ALARM: The front door is equipped with key pads to lock/unlock the door. You will be assigned a code the day of your check-in that will be unique to your stay. At checkout the code will expire. We will send you this code and update check in information with each stay. COFFEE: Coffee, tea, and creamer is provided to guests. COUCHES: If sleeping on the couch is desired two people could easily fit on the couch in the living room. We have extra blankets and pillows for your use, please inquire to host if extra bedding is needed. If you use bedding for the couches, please leave used bedding on the couch at checkout. Please strip bed in bedrooms down to the mattress pad and leave bedding on the beds. We wash all bedding after each rental. HOT WATER: The hot water is a tankless instant water system. When taking a shower it may take 2 or 3 minutes to get hot water to the shower. Turn on 1st and let shower get hot before jumping in. DISHWASHER: When using dishwasher please scrape all food particles off dishes before putting loading it in dishwasher. Over a period of time this will clog our drain. If cleaners find excessive food in dishwasher drain, we will charge a $15 fee for them to open the drain and clear all food particles out. If this happens on accident and you notice please run an empty load in dishwasher with just water to try to help unclog. Also please run sink disposal until clear after scrapping off food. Thank you! GATE: The gate key for the parking lot will be in the house hanging on the welcome chalkboard. Please use for extra parking if needed. If key is lost we will charge the cost of the pad lock. TRASH CANS: Please be aware that every Wednesday morning is trash day. If you are booked with us on a Tuesday night or Wednesday morning please expect city to arrive on Wednesday morning to roll our dumpster down to the street to empty. During this time please leave room for them to pull it down when parking. The city has our gate access key and will need to get in the parking lot. If you have any questions please contact host or reference to the dumpster schedule posted by chalk board. Thank you! PETS: No pets inside Airbnb. If so, you will be charged a $200 fee. Service animals are ok, but must be with owner when leaving Airbnb and not left alone inside. Documentation must be provided. MAIL: Please no mail sent to our Airbnb address. This is a vacation rental not a residential property. If having amazon package/ fed ex express sent to this address that is OK just no post office personal mail. If sending packages of any kind *Must ask host for permission. LOCKING UP: Please make sure all doors are locked when leaving the property and all windows are locked. If desired alarm does not have to be set when leaving but please hit lock icon on front door. PERSONAL PROPERTY LEFT IN HOME: If personal belongings are left on property, guests have 48 hours to message host to retrieve it. Host is open to mailing personal property to guests but will have to be compensated for the shipping cost and communication will have to be in the 48 hour time frame. If not picked up/mailed in 48 hours, items will be donated. EARLY CHECK INS/LATE CHECK OUTS: An early check in or late check out will depend if we have guests staying the night before or after your reservation. It takes our cleaners from 11am-3pm to deep clean the home for our next guest arrival. If we are vacant the day before for an early check in we can do it at an extra cost of $50.00 and same goes for late check out. CHECK OUT INSTRUCTIONS: Cleaners arrive your day of check out at 11AM, Please make sure to have everything packed up and check out instructions finished by then. If check out instructions not followed we will charge a $50 fee. -We ask guests strip off bedding/leave bedding on top of the beds used/ the couch bed also if used. This is so my cleaners know what to wash. -Please start a load of towels in the washer and start a load of dishes in the dishwasher. -The dumpster is out back and any trash thrown out would be greatly appreciated as well(; -Any damaged or broken items please let host know -Arm alarm/lock all doors/close all windows when leaving Thank you! COMING SOON- Firepit and bbq must be emptied at check out. If you would like us to empty for you, its not a problem, additional charge of 50.00 will be charged. We will provide 1 bag charcoal and 1 bundle of wood for the firepit. There is also a mitten to use when lifting cover for fire pit, it will get VERY hot. Please make sure doors are locked when leaving the property and all windows are locked. Please contact Mariah with any concerns or questions. Thank you and enjoy!
