If you are here for a weekend, it will be unforgettable! With views to die for and high end finishes in the house that make you feel like you are in the lap of luxury! If you are here for a longer stay, be careful, you may not ever want to leave. The main/master bedroom has a gorgeous wicker bedroom set for the roomy king size bed, and a view of the city to fall asleep to and wake up to - both different views of the same beauty. The remaining rooms are furnished with high end beds and extremely comfortable for sleeping up to 8 people. The couch upstairs is also top of the line for comfort and size and can easily sleep 2 more people. The living room typically issues a "WOW" response upon entering. It is the mid point between a kitchen that one typically only sees on "home and garden" shows, and a deck that has that MILLION DOLLAR view of Pittsburgh. Just watching the skyline change and the sun goes down and it gets darker is like a show unto its own. The kitchen is perfect for dining as it is equipped with everything. Every convenience known to the modern kitchen is there and there is seating for up to 12 if you plan on entertaining guests. The following is from our House Manual: PARKING, SECURITY, NOISE As a host in a local residential neighborhood in Pittsburgh, we are SUPER-SENSITIVE to the impact we have on our neighborhood. To that end, these are strictly enforced rules: 1. Parking can only be in our garages and in our driveways so we do not impact the flow of traffic or parking for our permanent neighbors. This often requires our guests to help direct their visitors or other staying guests to pull cars into the garages and/or park in a way that the front drive way can hold the 2 to 4 cars it was designed to. As the owner, we have had groups of 30 visit here without blocking any parking for any of our neighbors. It just takes someone to direct each vehicle on where to park. 2. Please be aware that for security purposes, we have mounted 4 cameras on the property - they monitor the front driveway, walkway and entrance, as well as the rear driveway and both rear decks. 3. Outdoor noise (parties on the deck, etc) is normal and expected during the day, but should be curtailed at night. Music and the noise level should be down to an absolute minimum at 11:00pm every night as well. Please be respectful of these rules as we must continue to be good neighbors. Please note that if the police are called because of noise or parking issues, guests may be asked to leave immediately. We wish we did not have to remind our guests of this, and 99% of the time this is not an issue, but unfortunately the neighbors only remember the 1% that have shown disrespect for the property and these rules. UPON ENTERING THE HOUSE, PLEASE REMOVE YOUR SHOES While we can be a little more lenient in the summer, the spring, fall and ESPECIALLY winter season’s shoes must be taken off at the door. We have purchased many slippers in multiple sizes from men to children. They are in the rack next to the shoe drop off mat. WiFi Network Name: WeLoveGuests or CasaDAmore on the bedroom floor. On the top floor CasaDAmore_RE_2.4GHz may give you a better signal. All use the same wifi password WiFi Password: CIB+MBC2025 PROJECTOR / TV SYSTEM The Bella Vista features a state-of-the-art home theatre – unlike any you have ever seen in a typical rental property. We are big sports fans and movie buffs so a big picture and a high quality picture was “a must” for us. As a guest in our home, you will enjoy the benefits. The screen is above the fireplace. Just take the white pole with the hook on the end to pull the screen down. Pull it down just past the top of the mantle. To put the screen back up when you are done (you can leave it down the entire time if you want), just pull the screen the entire way down and let go – do not try to manually push or “help” it up – it is semi-automatic, and if you vary the speed of retraction, you could damage the mechanism. The white pole is kept on the floor behind the couch near the deck doors. To turn on the video portion of the system, simply press the green power button (upper right corner) on the SONY remote. To turn on the sound, press the power button on the far left of the BOSE speaker sitting on floor, to the left of the fireplace. From this point, you should just need the FIOS Remote Control. There is a manual on site that also contains pictures to provide additional guidance. TOP FLOOR GARBAGE / RECYCLING All recycling (paper, cardboard, cans, bottles) should be put in the UN-bagged trash can and if it gets too full, you can empty it into the blue trash can in the upper garage (our recycling trash can), or if that is full, just empty it into a box or a garbage bag and leave it in the upper garage. COUCH / SLEEPING The couch does not pull out as a bed, but with it’s electric recliner sections as well as the love seat section on the end, it makes for a very comfortable nap or night’s sleep. This couch comfortably can sleep two. TOP FLOOR DECK Cushions for the outdoor deck furniture are in the two plastic bins. Please do not leave the cushions out in the rain. If it calls for rain, please put them back in the bin before you go to bed or leave the house. If there is ZERO rain in the forecast, you can leave them on the deck until you leave or until the rain comes (trust me, the rain is more likely to come first :-) NOTE: If you leave the cushions out and they are wet when our cleaners arrive, you will be charged an additional cleaning fee of $50 per deck for drying them out, as our housekeepers have to come back several times to get them dry in the garage or basement. If you use the grill, please turn off the gas at the tank when done, and after cooking, use the brush on the grill to clean it while hot. Once the grill cools down, please cover it with its cover. BEDROOM LEVEL NO WINE, COFFEE OR DRINKS OF ANY KIND PLEASE We have had furniture and carpets ruined due to guests drinking beverages in the bedrooms. If that happens during your stay, your security deposit will be used to remove stains, replace comforters or whatever is required to return the room to its original condition The main entry to the house is on the 3rd floor from the bottom - also considered the “Bedroom Level” as this floor has the Master BR (King + Master Bathroom), the Middle BR (Queen + Full Bathroom in hallway next door to room) and the Front BR (Queen - shares the Full Bathroom with the Middle BR). This floor thus sleeps 6, and there are 2 towels provided per bedroom. LOWER MASTER BEDROOM LEVEL Below the main bedroom level is a king size bed in a large bedroom with a portable fireplace and private deck. This level also contains a half bath for convenience, but guests that stay in this room will share a shower with either the master bedroom or the other full bathroom users upstairs. There is a washer and dryer on this level, but we ask that you not use those appliances unless you are staying for more than 3 days. GAME ROOM / LOWER GARAGE LEVEL The lowest floor has a game room and small bar area that can be stocked by our guests for entertaining. There are 16 different board games, ping pong, shuffle board, darts and a flat panel screen to plug guest’s own video controllers or computers into. This level is also accessible from the lower 2 car garage that can be reached by the private drive “Neff Street” that is off of Sycamore Avenue (the switchback road from Station Square to Mt. Washington). CHECKING OUT Check out time is 11:00 am unless you contact me for an extension Upon checkout, please make sure to do the following: 1. Dishes are done or at least the dishwasher is running - use a small amount of detergent as well as the blue “finishing / drying agent” in the smaller compartment. 2. All linens (except for comforters) are to be stripped. Please throw the linen down the steps below the bedroom level (our laundry is located down there). You do NOT have to do any laundry. 3. Please put all the used towels in the laundry basket (found in the master bedroom) and leave that at the top of the steps 4. Make sure to turn out all the lights and set the AC unit to 73 or the HEAT to 67 when you leave. 5. Full bags of garbage should be put in the upper garage – brown/green can is garbage, blue cans are recycle: BUT if the garbage isn’t full in the kitchen, leave it there as our housekeepers will use it/fill it when they clean. Please try to put beer/wine bottles in boxes if there are any, if not just put them in the blue cans. Please be advised if these instructions are not followed, you will be charged an additional $200 extra cleaning fee from your security deposit on top of the cleaning fee already charged for the rental. TO BE UPFRONT ABOUT ADDITIONAL CHARGES: In the interest of full disclosure, mutual respect and good reviews from both sides we have been forced to address this. While we do allow for "parties and events" this in no way contradicts the parking, noise and limit of guest requirements of the house rules. We have cameras that show parking areas & entrances and can validate number of guests and neighbor complaints. 1. You can have more than 10 people visit, but you can not have more than 10 people stay overnight. You will be charged $100/person for every person staying past 2am beyond 10 guests. 2. If you follow the house rules and check out instructions, you will have NO additional charges unless you break something or if something we inventory is missing. Specifically, broken wine glasses are $10/ea, additional wine missing from the wine cooler will be charged at $40/bottle and towels with stains that don't come out (like when used for make-up removal), will be charged at $20/ea. 3. If you do not park in the garages and driveways and we are called about parking issues in the neighborhood, you will be charged parking fines.
