disaster in cancun
Beware..this is not an all inclusive. Make sure you are aware of that. With your all inclusive you are not permitted into 2 of the 4 restaurants, on the grounds. You can go to them but you have to pay out of pocket for those 2. Even though we made most reservations before 11 a.m., some days we could not get dinner till 9-10 p.m., if at all. We would go by the 2 restaurants we were "allowed" in and their would be @ least 10 -12 tables empty but for whatever reason we could not go to dinner there and had to go to the snack bar for pizza or nachos. The entertainment is horrible, nothing like our stay @ another hotel in Cancun last year. The hotel is pretty far out of the way, therefore be prepared to pay extra for transportation to the zone this hotel is located in. The staff waiters and housekeepers were awesome. Be ready for at least a 3 hour pitch to "purchase" for way too high a price the time share they offer. Not worth the money at all. It is a pretty resort but all the other headaches that come with going there make it not nice at all.

Winter getaway
We were with another couple... So many things were a disappointment to all of us, and as we spoke with others, it was apparent that many felt the the same. The resort is quite lovely.......much like the one in Cabos San Lucas which we normally enjoyed going to. However, this place is very remote and there are a ton of things that they still need to work out in providing a great holiday experience. It is very obvious that the main thing is to recruit more time-sharers. There were about 30 or more salespeople who took you on a little tour and then had a talk.... When we said we wanted to think about it, our presenter got quite hostile and actually even surly. We were not impressed. I thought that some of the staff we associated with, were lovely people but language is definitely a problem. I would say the probably 90% of the staff ther could not really speak or understand English, so communication about anything was quite challenging. They only had two shuttle buses (for about 16) go out each day, to a couple of specific places and you had to reserve a day in advance. Otherwise, we were at the mercy of their rickedty old buses, where you didn'\t know where you were going or whether you would even catch the right one to get back to the resort. There were not very many events planned and we only enjoyed the one evening.... One evening, they had very mediocre musicians, with one cocktail and two choices of appetizers.....absolutely nothing special. The Del Palmer in Cabos San Lucas, was GREAT in their daily and evening entertainment. The room itself had a TV that was not working, but we did NOT see anyone for over a week. We had to wait another couple of days to have a frying pan delivered. Otherwise, there was only a LARGE pot, one med. pot and one very small pot. They had min. utensils....no soap for dishes, or dishwasher. When I asked for some, they indicated that they don't use it. So...the next time, I had to go on the rickedty old bus and to the grocery store, I picked up my own dish soap. not especially convenient at all...and quite disappointing. It was apparent that there was room service, but we would see the trays with leftovers, left outside of a room for sometimes three days.. They seemed to be extremely understaffed and those that were there, could not speak or understand English. The so-called little store, was there just to say they had one I needed some band-aids....none to be found.....even at the front desk. Only a few small shelves with some grocery items... but the majority of the store was for alcohol.

Don't go the extra mile
If you are expecting an attentive hotel staff that go the extra mile, this is not replace for you. The property is lovely and the rooms are quite clean, but the service is lackluster at best. The "concierge" exists only to trap You into a "sales presentation" for a timeshare and won't be bothered to do much else (include make dinner reservations...Yes they are required...when you are doin a day long excursion and can't make them for yourself). Also food is NOT GOOD AT ALL!!! Waiters are slow to bring drinks and, unlike any other all inclusive where we've stayed, you have to sign for everything, even bottled water! The best part is the location. Close proximity to everything including ferry to isla Mujeres. But beware of being suckered into wasting your time on the "property tour" which is an extremely high pressure 2 hour sales presentation. We will not return for the terrible food and unfriendly staff.

Transportation
Overall our stay was wonderful, however, the hotel was further than what had been described. We also booked our transportation from the airport through you for $126 US for 3 adults and 1 child. They collected another $54 US at the airport = $180 return for a SHUTTLE!! apparently due to the fact that this hotel was in zone 2. We found out a taxi ride back from our hotel for the 4 of us was $50.00. We felt that we were taken advantage of.

Shopping tip:
Not Applicable
if you plan on doing anything other than sun tanning this hotel is not the destination for you -- too far! the closest shopping is $35 by taxi one way. Other than that the hotel has wonderful pools etc.

gorgous but noisy
There is most definitely a Wow factor when you enter this brand new resort. numerous sparkling infinity pools- magnificent grounds and a very high end feel to the rooms. The problem is the U shape configuration with all rooms facing into the courtyard and all the restaurant activity. There is a lot noise until the wee hours and no unit is immune from it. The other problem is that all the hotel or studio units are attached to 1 bedroom units. the lockoff door provides a very minimal sound barrier. I wanted peace and serenity but found myself in a mixed group of timeshare owners who wanted this as well and packaged all inclusive 20 something vacationers who wanted to party. I will likely not book this resort again for these reasons but I did appreciate the beauty of the resort, the most accommodating staff and the incredibly comforable beds and the kitchens in the units. I did get excellent value for what I paid for this hotel

Quiet resort
This is a great resort if you want to have a nice quiet vacation with your family. This resort is very far removed from the Cancun strip. In fact there is nothing close by. The good news is you have a store built into the resort. The beach is not good, they have a problem with seaweed washing up on the beach which smells like sewage. Also the bars and restaurants around the pool close at 6:30!! right about the time you want to grab a bite to eat and a drink... If your looking to be remote in a quiet location this is your place, if you are under 40 or single this is not your place....

No Breakfast
We paid for breakfast and was told our breakfast buffet was not included when we got there. also, due to a flight change on America Airlines, we missed the first night at the hotel and the Villa refused to refund us for the night.

Best and Worst
We stay at the Villa Del Palmar last week and had an ok time. The hotel is beautiful (just like the Del Arco in Cabo). That's one of the reasons we chose to stay there. It is pretty far away from town, but that didn't bother us that much. What was terrible was the cleanliness of the room, or should I say lack of it. I am a cleaning nut, I'll be the first to admit it, so I made the bed and cleaned up the room myself. We were in a one bedroom suite that was and oceanfront room. It was gorgeous, however, they only cleaned our room 2 times while we were there. They did attempt to come after 5PM on 2 nights, but I was so disgusted, I told them to leave towels and go. I did complain to the front desk, and after that, they came even later. They did not refill our water until I asked them, and just did a very poor job on the cleaning. The staff was very friendly, however very understaffed. I was told 125 new people were coming to work there on April 1. There were 3 restaurants opened and they were mediocre. The breakfast buffet was good, however things got cold fadt because it was outside. Lunch was good and dinner was fair. I do not ever think we will be going back to this hotel.
