The first impression was very good. Upon a closer look we saw the cockroaches in the kitchen. They did come spray but we ... still saw them. The bathrooms were not cleaned up to par. Overall we had a nice time, but I would not stay there again. The snorkeling at Kahaluu beach park was the best, tons of fish and turtles each time we went. Go in the morning.

Me and my fiance' really enjoyed our stay here. The staff was friendly and rooms were private and quiet. Clean rooms, ... kitchens stocked with anything you would need to cook your own meals, not too far from town either. Walking distance to the resort was a small grocery and liquor store which made bringing things back convienent. We had a nice view and there was a nice sandy area right on the water to sit and watch the waves come in and lots of surfers. We liked the place so much and were feeling the mood that he proposed! We are definetly going back to Kona by the Sea our next Hawaii trip.

We went snorkeling, to a luau, and also did the glass bottom boat dinner cruise at sunset. Our favorite was the dinner cruise, really good food, great entertainment. Musician and really fun hula dancer. Food was awesome and the sunset was worth a million. We seen various types of fish and several manta rays so it was definetly an experience. Boat was called Spirt of Kona (its yellow and blue).

The best thing about this place is the view. Unlike some places that promise an ocean view and you find out you only have ... half of one or part of one if you crane your neck, at Kona by the Sea each condo has a balcony that faces the ocean. It also has a beautiful lanai with its own laval rock tidepool, which makes for a great place to catch the sunset.

The ocean quickly washes away sunscreen (something I did not know before this trip). I recommend reapplying sunscreen every half hour or wearing some kind of protective clothing while swimming in the ocean. You don't want to burn like I did. I was in the water for 1 1/2 hours with SPF 60. At home, that would have been okay. It's not okay in the ocean. I burned (big time).

Was given oceanview room when booked a oceanfront room. Was told our room was considered a oceanfront because it was near the ... end of the building facing 45 degrees to ocean. After having to haggle with lady at check-in desk, I finally was given a better oceanview room with 2 bdrms for an additional $15 a night. Not a friendly or nice way to start a vacation designed to be stress free and fun. Room was nice and had good view of pool, ocean, and property. This property is "Great" enjoyed the stay. Is just far enough from downtown Kona,and the rest of staff was professional and helpful. They just need to clarify that some of their supposed oceanfront rooms do not directly face the ocean. (Always thought oceanfront faced ocean.) Would stay there again as they are really a privately owned group of condos that have maid service daily and managed by a pretty good staff. Small market is a short walking distance, and farmers market is almost directly across the street. Rooms have nice kitchens and washer dryers, a real plus for cleaning wets suits and eating some meals.

Ate at Pancho and Lefty's in Kona, food was great, not too crowded, and Jackie Rey's Ohana Grill was also great and less than 2 miles from property. Both informal attire shorts shirts. Jameson's by the Sea is about 3-4mi south on ali drive is a more formal restuarant, but the seafood and location were awesome. Price for 3 is around $150-200, for a great meal and drinks, well worth it for what you get.

The condo was great! We had a great view of the ocean from our ocean-front condo. It was clean and had everything we ... needed. It was conveniently located to everything we wanted to do and to stores, restaurants, etc. We would definitely recommed this facility to friends and we would definitely stay there again.

I recently stayed at Kona by the Sea for a week (June 13 - 20, 2009) with my family and my sister and her daugter. We were ... six in total and got two condos. One was 2B/2B unit#417 and the other was 1B/2B unit#419. We all absolutely loved it. We were oceanfront and the view from our lanais was just gorgeous. I loved to hear the sound of the waves crashing, it was so relaxing. The units were very well equipped with everything you needed. It even had an in-unit laundry. It is about a mile to the village and my husband really enjoyed his early morning walks to the village. He'll go to have his coffee and roll at Lava Java and walk back to the condo enjoying the scenery, maybe I'll join him next time. We had an amazing time and hope to return one day and we will definitely be staying at Kona by the Sea.

A short drive from the Condo was a Walmart and Costco. Costco is great for grocery items and the food court and gas prices cannot be beat any where else. Walmart prices are great for souvenirs and macadamian nut products.

PROS: Clean hotel, upgraded to 2 bed 2 bath when booked 2 bed 1 bath. Stayed in renovated condo. Good location, great ... price. CONS: Oceanview, but no actual beach, it's all lava rock. Front desk gives HORRIBLE recommendations (Recommends Dominoes for pizza, says there is a lot do to at a completely isolated golf course). No early check in or late check out allowed.

The room and location were excellent with a friendly staff.Not far from very good snorkel areas and downtown. Skip the Island ... Breeze Luau though.There was a problem with uninvited guests on Memorial Day that they promised to rectify.Overall we would stay again in a heartbeat.

Okay, perhaps not good for families with children since part of the guests there are residents and there were people at the ... facility (Not sure if it was a resident or visitor) who kept on complaining about the noise. The noise that was made by the children was in the early afternoon and the complaint was so unnecessary.

The carpet had more stains in it then carpet. Kitchen and applicances were so outdated and coffeepot did not work.Bathroom ... fixtures were also very old and beds uncomfortable. No TV in the master bedroom and lighting on the lanai would have helped. One thing the location is awesome and maybe since the rooms are owned by different people other rooms would come up to standard.

The room smells a little musty and the soaps, shampoos and coffee isn't restocked daily but other than that it was a great ... place to stay. Close to most everything. The fact that it is an efficency style hotel that includes a full kitchen as well as a washer/dryer was great. Considering how expensive everything is in Hawaii, making your own meals a few times can reallly stretch your dollar. The property is nice and well maintained. Overall I would stay there again.

This condo was more than I could hope for. If you like all the amenties of home this place has it and more. My only ... disappointments were the spa is no longer in operation and no resturant on premises. You must rent a car to get around no sidewalks in this area. Most eating places are close.

You can walk to the tourist area but there are no sidewalks until you get to the main area so it was more convenient for us to drive with children. Parking is limited in the tourist area.

Shopping in kona or just going for lunch, get the all day parking instead of 2-3 hours its only a few dollars more and if you decide to return for dinner or more shopping you don't have to pay again.
