Located on seven acres of prime oceanfront land two miles south of the town of Kailua-Kona, the gracious Outrigger Royal Sea Cliff is a multi-level complex of striking architecture that descends toward the coast to afford dramatic views.
The seven-level property consists of spacious studios, one- and two-bedroom suites. Each deluxe unit includes a complete kitchen, washer/dryer, air conditioning, lanai and other in-room amenities.
On-site recreational amenities include a choice of fresh water or salt water pool, jet spa, sauna, barbeque grills, a tennis court, activity desk, daily maid service, parking and security.

Property kept in excellent shape. Staff very helpful. Not a 24/7 staffed resort, but all the more quiet as a result. No ... food or shops on site, but close to Kona. 25-30 minute walk though so a car is essential. Free wireless internet access in the outdoor lobby area. Units all have washer/dryers and real sized kitchens.

Snorkelers and divers alike should try seeing the Manta Rays on the night adventure as long as the ocean is calm. An experience that will never be forgotten as the harmless plankton filtering rays swim beside you.

Overall appearance of the grounds and central walkway space was very beautifully done. Parking was very convenient - in a ... basement garage right below our room. Our unit was very spacious for the two of us. The kitchen area was very well stocked with cooking utensils and dinnerware - we saved significantly by preparing our own simple meals. Great value for the price!

Great room with a view of the ocean and sunsets. No beach access, rocky. However several nice beach locations were within 5 ... minutes. Nicely updated facility, but the cleaning service every 3rd day, seemed non-existant. Floors still had sand and trash wasn't emptied. When we requested service it never happened. Lots of room and conveniences. Visit to see the volcano was disappointing, access was within a mile of the flow, restricted by the state. Hiked to the black beach on the north end of the island, great beach lots of fun, but a strenuous hike to return up the cliff. Took a bike ride along the southeast coast that was great. Enjoyed the scenery. Also hiked through the cauldron at the national park that was interesting and enjoyable, even though we got rained on. Best part of the trip was hiking through the volcano tubes at Kona Kai. Very interesting and we led excursion. Worth the time to arrange with the private party that operated it.

We liked this hotel, but our room had a problem with ants and the carpet wasn't very clean. When our 1 year old would walk ... on the carpet with out her shoes he feet were black.
